  1. Getting tired of hunting for a house to rent and riding the roller coaster of high hopes and disappointment every day. Can we just move in with you?

And when the home inspector checks the place out and lets the prospective buyers know about the leak (gotta be obvious tell tale signs anyway), hope they know the offer will be that much lower to make the repair. That's what I don't get about lazy fucks; you end up paying for it one way or another. May as well do the right thing and make the repair before you're called out for it.

Wow yeah you don't need to be around leaking basements and mold.  That can really F you up.  We got our basement water-proofed a few years ago.  Wasn't that pricey -- I think it was $2,000.  The contractor jackhammered out 6 inches or so around the perimeter of the leaky side of the basement (about 30 linear feet), put in a French drain, backfilled with rocks.  Your landlord's a cheap bastard.  If they repaired it the right way, it'd be healthier for the renters plus they could sell the place for more money and recoup the money.

Our basement's completely dry now.  Not even a trickle of water.  Also, making sure the ground slopes away from the foundation outside, installing long drain extensions on downspouts, making sure gutters work and are clean, etc..  All that should be done first, not too pricey.

It was a struggle to get them to clean the gutters a couple months ago (from years of tree crud), but they didn't unclog the downspouts, so rain still pours over as if there are no gutters.
